The NW corner of Malden Ave E and E. Mercer | Seattle, WA 98112

This project started with a neighborhood promise to restore and reinvigorate the Mather residence, a lovely home originally built in 1906 just north of corner. After a lengthy public process we settled on building 5 rowhouses fronting Mercer, to the south of a repositioned Mather residence, and two homes behind the well loved family home to add necessary density to the neighborhood while retaining local character. We chose to clad the rowhouses in red brick, and created engaging front stoops. The larger back homes are discretely tucked into the surroundings, allowing for privacy in the heart of Capitol Hill. The Mather home now sits closer to the street and slightly to the north, but has been fully updated for this century, and sits on a proper foundation - it's ready for at least another 110 years. The Rowhouse interiors have dramatic double and triple height spaces, offering fantastic places for art and allowing light to penetrate deeply into these loft-like homes, while the pair of back homes have more traditional floor plans and bedroom-bathroom combinations. The project is widely considered a model for urban development: improving a historic, well known neighborhood home while adding density in a popular, walkable neighborhood. Completed in 2016.
