Between E. Thomas and E. Harrison on 16th Ave E | Seattle, WA 98112

The east side of 16th Ave east, between Thomas and Harrison, has older 2 story homes set back from the street. The west side, where the project sits, is a mix of 3 story apartments, townhouses, parking lots and a few two story homes. We decided to harmonize this juxtaposition by placing a two story volume out towards 16th, while building in height and density to the west. The east side consists of three wider attached homes, and the west has four more traditional townhouse sized homes. At the center of these two north south runs is a southern-light lit courtyard, and single house. True to form, the townhouses have roof top decks accessed through a very custom stair and glass hatch door, while the front homes have more traditional elements: decks and front porches. All homes have parking off the alley in this highly walkable neighborhood. Completed in 2015.
